When buying a new built home, some buyers skip the professional home inspector and the sewer scope. My experience this week proves why it’s important to get a sewer scope even on a new built home.
My buyer was wondering if having a sewer scope on his new built home was necessary – after all, the county had inspected it already. After the home inspector recommended the sewer scope, my buyer agreed to have one done. We were all surprised when the sewer inspection revealed a 23 ft low spot under the concrete basement floor.
After presenting a copy of the sewer scope to the builder, Lennar agreed to cut the concrete, dig up the problem pipe, lay it correctly and then re-pour the cement.
If my buyer hadn’t had the sewer scope done, it would have most likely backed up with disastrous results. Or at the very least, when my buyer went to sell his home in the future, the new buyers would have found the problem and asked HIM to repair the problem.
