If you are considering appealing your Arapahoe County Property Valuation Assessment, you might find the below information helpful.
Our Cherry Creek Vista market went up about 25-30% in the three years between 2000-June 2022.
Property tax assessments are more difficult this year than normal because the time period they use for comparable sale is the 24 month time period ending June 30th of the prior year – which was July 2020 – June 30, 2022. As it happens, June of 2022 was the HEIGHT of the real estate market.
The Cherry Creek Vista property valuations that I have looked at so far are ranging from a 19% – 50% property valuation increase. 19% not so bad; 50% = ouch.
The points below are taken from the presentation and recording by Douglas County Assessor, Toby Damisch. Even though we are talking about Arapahoe County Assessments, Toby’s points generally apply to all Colorado Counties.
The easiest way to appeal is to take the postcard, simply write the number on it that you estimate your home was worth on June 2022 (a number below their property valuation) and submit it by June 8th. That will cause the assessor to take a manual look at your particular home.
If you want to get more technical with your appeal,consider these other points:
– #1 question: Could you have sold your home last spring for the amount of your valuation? If not, what could you have sold it for last spring?
– What can you tell them about your home that they do not already know? Is the sq footage correct? # of Bedrooms correct? # of Bathrooms correct? Do you back to a busy street? Is your basement unfinished and the comparable sales they used have finished basements? Are your bathrooms and kitchen outdated – and the comparable sales they use have updated bathrooms and kitchen?

– Recommend filing online or mailing instead of emailing it (because they receive thousands of emails every day)
– Historically those filing appeals are successful 25-50% of the time. The estimate this year it will be more than 50% success in getting valuation lowered.
– Any comparable sales you submit that were prior to June 2022 will be time adjusted.
